Accommodations for students in B42

Are you a student?

In B42 we have several accommodations for students - all of which are rented out by StudieboligSyd. If you are a student and you want to apply for one of our accommodations, you must therefore contact StudieboligSyd.

Please note that’s it is required that:

  • You have applied for - or have obtained - an education recognized by the State Educational Grant and Loan Scheme Agency as entitled for support

or

  • You have applied for – or have obtained - an apprenticeship

Before you apply ...

If you want to apply for one of our accommodations for students, you must contact StudieboligSyd – please remember that it is required that you are a student or have applied for an education.

In addition to the accommodations in B42, StudieboligSyd has many other accommodations for students in Sønderborg municipality, and you can sign up for as many as you want.

How long it takes before you are offered an accommodation depends on which and how many residences you are applying for.

Yes - when you sign your lease, you automatically become a member of B42.

Membership is a prerequisite for you to be able to rent B42's accommodations.

Membership costs 100 DKK per calendar year and is automatically charged with the payment of your first rent.

If you are not a member of B42, we cannot rent you an accommodation - these are the rules for non-profit housing organizations like us.

Once the lease has been signed and you have paid your membership in the first calendar year, you do not need to renew your membership.

But it can be a really good idea - and an investment in your future - to keep your membership in B42.

As long as you are a member, you build up seniority. You can use your seniority if you one day want to apply for one of our other more than 2,000 homes - and the longer you have been a member, the higher your seniority, and the better your position on the waiting list will be.

B42 is a “almen boligforening” – a non-profit housing organization, based on democratic principles for all tenants.

To be non-profit means that no one will make a profit from the rent, you pay. The rent you pay only cover the actual costs - that is, the costs of operation and ongoing maintenance.

Non-profit housing providers are self-governing and self-organized organizations all governed by tenant democracy. The organization board is constituted by tenant representatives, and the tenants make all the important decisions in their housing department i.e. regarding the budget, house rules, refurbishments etc.

Yes – you will need a CPR-nr. before you can sign the lease.

When you move in

Once your lease has been signed - and your deposit and membership paid - we will schedule a move-in inspection.

If you are unable to attend the move-in inspection, it is very important that you let us know as soon as possible - either by email to udlejning@b42.dk or by phone: +45 74 42 57 95.

At the move-in inspection, you will meet with our inspector in your new home - and when the move-in inspection is over, you will receive the keys and be ready to move in. 

When you move in

The first 14 days in your new home

Once you have moved in, it is important that you during the first 14 days keep an eye on any defects or deficiencies in your new home.

Be aware of whether these are urgent defects/deficiencies that need to be fixed immediately - or whether they are just minor defects/deficiencies that can be fixed later, or that you simply do not want to be held responsible for when you move out.

When you move in

Non-urgent defects and deficiencies

If during the first 14 days in your new home you discover defects or deficiencies that do not need to be fixed immediately, you can write them in the Defects and Deficiencies List (in Danish: “Fejl- og manglerlisten”).

We will send you a link to the Defects and Deficiencies List shortly after the move-in inspection. Here you can write minor defects/deficiencies that are not urgent - e.g. scratches, stains, creaking doors or defective paint.

You are welcome to attach pictures.

Once you have written something on the Defects and Deficiencies List, you are sure that you will not have to pay for it when you move out.

The Defects and Defects List is open for 14 days after you have moved in.

 

IMPORTANT: If you have written a defect/deficiency on the Defects and Deficiencies List, you do not have to contact us. If the defect/deficiency is on the list, you will automatically be contacted by our craftsmen if it needs to be repaired.

When you move in

Defects and deficiencies that ARE urgent

If during the first 14 days you find urgent defects or deficiencies that need to be fixed immediately, you can contact us on tel.: +45 74 42 57 95.

We will come as soon as possible.

Urgent defects or deficiencies could be a power outlet without power, a defective stove or a dripping faucet.

IMPORTANT: If you contact us with an urgent defect/deficiency, you should not also write it on the Defects and Deficiencies List.

When you move in

The Defects and Deficiencies List is closed

14 days after you move in, the defects and deficiencies list is automatically closed.

Our inspector will now evaluate which of the defects and deficiencies you have written on the list need to be fixed - and which just need to be noted so that you don't have to pay for them when you move out.

Our craftsmen will contact you

Once the inspector has made his assessment, you will receive an overview of which defects and deficiencies will be corrected, and which simply will be noted.

If the inspector determines that something needs to be fixed, you will be contacted by our craftsmen no later than 4 weeks after you move in.

Together you will find a date for the repair to be carried out.

When you live in one of our accommodations for students ...

Yes - you are. When you live in one of our accommodations for students, you have the same rights as all our other tenants:

  • You can participate in department meetings.
  • You accumulate seniority.
  • You can contact us if something in your home is defect and should be repaired by a craftsman.
  • You can use your right as a tenant to, for example, get a new kitchen - however, you must be aware that there may be special rules for student accommodations in relation to some installations. 
  • When you have lived in a student accommodation for 2 years, you can apply for a family home in your department as an "intern". This means that you will be given priority over applicants who do not live in the department.

Even though if you have received your student accommodation through StudieboligSyd, you should always contact B42 if you have questions about your tenancy or your accommodation.

This applies for example:

  • If there has been damage to your accommodation and you need a craftsman.
  • If you have questions about your lease, you can write to us at udlejning@b42.dk - or call us on tel.: +45 74 42 57 95
  • If you want to terminate your accommodation.

No, unfortunately pets are not allowed in the student accommodations – not even if pets are allowed in the other housing in your department.

Yes - to live in a student accommodation, you must be actively studying.

We conduct a study check twice a year, where you must document that you are actively studying.

The answer is both yes and no:

If you live in a student accommodation with one room - the answer is NO, you are not allowed to sublet. You must always yourself live in your student accommodation, and you are not allowed to share a room with the person you are subletting to.

If you live in a student accommodation with two rooms or more - the answer is YES, you are allowed to sublet a room. However, it is a requirement that you live in the other room yourself.

Please note: You are not allowed to run a business or earn from partially subletting/renting out your student accommodation - for instance, you cannot make use of Airbnb.

Yes, if you have a partner, he/she is welcome to live with you - regardless of whether your student accommodation has one or two rooms.

The only requirement is that your partner also is a student.

Please note: If you have an accommodation with two rooms and your partner has moved in, you are not allowed to sublet a room to a third resident. This is illegal according to the rules for living in student accommodations.

Partial sublet

If you live in a student accommodation with two rooms or more, you are allowed to sublet rooms, provided that you yourself still live in one of the other rooms in the accommodation.

That's why it's called a "partial sublet" – and why you cannot sublet your student accommodation if it only has one room.

If you want to sublet a room, there are a few things you need to be aware of:

  • You and your future sublessee must sign a sublet agreement, which must be approved by B42.
  • The sublet period must be limited in time, and the contract must state when the sublet starts and when it ends.
  • Both you and your sublessee must be students for the entire sublet period - we will conduct two annual study checks for both of you.
  • You yourself must live in the accommodation for the entire sublet period.
  • You are responsible for ensuring that your sublessee complies with the house rules.
